Points to keep in mind when considering buying in Summerlin is that it is a large planned community, which has three main master homeowner associations, and within these associations, individual gated and guard-gated communities may have their own homeowner associations with additional fees.  Also, since Summerlin is in a Special Improvement District (SID), homes in this area may have additional SID fees that are paid on a semi-annual basis.  Overall, it offers a great range of options for buyers.
